Job Description

(1) To maintain Hard & Soft Copy of All Papers/Files.

(2) (A) To Co-ordinate between Builder & Soc. Members/Unit & Flat Owners & Concern Contractor, Agency.

(B) On Instruction or if Reqd., to call the Meeting of Society, prepare the Notice & Agenda, Issues & Write the Minute of Meeting.

(C) Must have knowledge of Flat/Unit transfer procedure as required by Registrar and must be able to maintain all Registers and documents as required by Co-operative Society rules & Registrars.

(D) To be able on Instruction to Visit the Planning Auth. Office on behalf of Builder Company/Society & meet to Assessment, Pest Control, Health, Water Dept. and to get Result.

(E) To Watch/Maintain & Care the Unsold Units/Flats.

(F) To take Inspection & Admin Work of Security Staff, Lift, Sweeper, Gardner. Check their Work & keep Attendance & Others Records to ensure proper deployment without any Absenteeism to get Results.

(G) To remove Unauthorized/Non permitted Shops, Hawkers, Vendors, Beggars from surrounding area of Building by Security

(H) To report time to time H.O. about Building/Property as (Instruction or Requirement) Routine.

(I) To check all Amenities Portion/Common Facility like Club House, Gymnasium, Banquet Hall & keep proper maintain with Co-operation of related Agency/Contractor.

(J) To Allow/Permission of use of Premises & issue the Passes to Housemaid, Paper Vendor, Milkman, Floweriest, Cloth Washer for enter in Premises & given these Service to Unit/Flat Owner.

(K) To make (as H.O. Instruction) the Maintenance Bills & Issue to Unit/Flat Owner, Collect Payment & Deposit in H.O. Issue Stamped Receipt & Delivered.

(L) To hear the Unit/Flat Owner Day to Day Problems and Solve.

(M) To Explain/Bifurcate the Particulars of Unsold Flats/Units to New Customers and if they have like, immediately contact to H.O. either bring them at H.O. Sales Dept.

(N) To keep Good Relation with all Govt./Semi Govt./Local Offices in behalf of Builder, Building at its Society.

(O) Capable to Appoint Security/House Keeping/Gym Trainer/Swimming Pool/Gardener etc. for Commercials/Residential Societies.

(P) To Check the Attendance all Agencies as per Biometric

(Q) To able to do Repair & Maintenance Work independently.

(R) Capable to provide Annual Maintenance Contract to Vendors.

(S) Negotiation Skill should be High Level.

(T) Must be having knowledge of Typing of Documents like preparing AMC, Work Order, and Purchase Order etc.

(U) Must be able to operate Words, Excel, Emails and well Conversant with Computer.

(V) Must be having knowledge of Labor Laws/Contract Laws/Society Law & Statutory Laws.

(W) To keep record of visitor, check daily record of visitor entered by security at all sites/Society & must be able to stop unwanted visitors.

(X) To handle the matter/problem of visitors & to resolve the same

(Y) Able to mediate properly between Management & Staff.

(Z) To be able to handle Leaves & Loans and staff Advances applications & if paid Loans/Advances to take as a security undated cheques & proper writing as required.

(aa) To be able to handle & fill required RTI to MCGM/Revenue Dept & collect the same.

(bb) To be able to coordinate meeting with Advocates/Professional and Management & to get the work done from Professional.

(cc) To be able to file as prepared by Advocate & to check plaint, reply’s etc. & to be able to attend court dates.

(dd) Must be able to Liaison and get the work done from Police, MCGM, Revenue Dept, Society Registrar etc

Should be able to work under pressure and meet deadlines
Ability to close the deal independently
Must have knowledge of Society Laws
Must be conversant with making Reports, Representations
Excellent Verbal & Written Communication
Experience working with MS Word, Excel & Society Management Software

Min Education Qualification:
